Pre-heat the oven to 400°F.
Spray the mini-muffins pans with a non-stick baking spray.
In a skillet, over medium high heat, brown the breakfast sausage.
Drain the grease really well; set aside.
In a medium bowl, mix the pancake mix with the water according to the directions on the box.
Stir in the cooked sausage, cheese and syrup.
Pour into the greased mini-muffin pans.
Place in the pre-heated oven and bake for 12 - 15 minutes.
Remove from the oven and serve with maple syrup for dipping.
